1. Initial Assessment & Survey

We start with in-depth site evaluations, measuring ventilation performance and identifying non-compliance issues under current building regulations. As part of this process, we record instances of damp, mould, or condensation within the property and benchmark ventilation strategies against Approved Document F standards.

2. Comprehensive Reporting

Next, we provide a detailed report covering essential data points, including air quality measurements (if required) and compliance recommendations. The report is fully costed and tailored to your property’s needs, identifying non-compliance areas and outlining the actions required to meet regulations.

3. Rapid Installation & Rectification

Once approved, our team will supply, install, and commission the new, regulatory-compliant ventilation equipment. We aim to meet or exceed Awaab’s Law timelines, with a typical turnaround of 28 days or less. All installations and testing are carried out by certified engineers, ensuring systems align with BS7671 standards for electrical work. Additionally, we notify local building control to confirm compliance.

4. Compliance Certification

Upon completion, you will receive official certification for all work carried out, guaranteeing that your property’s ventilation strategy adheres to building regulations. This certification ensures you are protected against potential legal claims.

Why Ventilation is Critical for Social Housing

Residual moisture, condensation, and black mould are common problems in poorly ventilated homes. These issues not only degrade the property but can also have severe impacts on residents health, especially for those with respiratory conditions, children, and the elderly. Recent legislation, such as Awaab’s Law, has set strict timelines for addressing these problems, making it vital for landlords to act quickly and comprehensively.

At Vortice, we provide end-to-end support to ensure compliance while creating safe, habitable environments for your  residents. Our solutions help you address:

  • Health Hazards caused by prolonged exposure to damp and mould.
  • Legal Responsibilities under the Tenant Act and Awaab’s Law.
  • Emergency Repairs that must be completed within mandated timeframes.
