What is Awaab’s Law?
Awaab’s Law was introduced through the Social Housing (Regulation) Act 2023 and came into force in October 2025. The UK Government published this law after a young 2 year old boy named Awaab Ishak died in 2020 due to long exposure to damp and mould in a rental home.
What does Awaab’s Law require?
With this law in place, it has shaped how hazards, including damp and mould, have been recorded, fixed, and prevented in the future. Not only this, but the response time on a complaint has decreased to less than 24 hours to investigate the hazard.
On the Gov UK website, it outlines several steps to rectify the Awaab’s Law complaint and provide evidence that physical work has begun within 12 weeks. It has been suggested that Social Landlords keep a record of all correspondence, work carried out, and preventative steps to stop this recurring in the future.
