We regularly see cases where residents report damp, condensation, mould, and poor indoor air quality in a home. The expectation from the end client is often the same:
“Send someone to fix it.” or “Send a damp and mould surveyor.”
But here’s the issue that rarely gets discussed openly:
Not all moisture problems are damp problems. And not all ventilation problems can be diagnosed by a single discipline.
The uncomfortable reality
A reported “damp” issue can be attributed to:
- Building fabric performance.
- Thermal bridging and insulation continuity.
- Moisture generation, occupancy and heating patterns.
- Ventilation system design and performance.
That is not one discipline. Yet procurement and reactive maintenance models often try to treat it as if it is.
The discipline gap problem
In practice, we are often asking:
- A damp and mould surveyor to interpret mechanical ventilation design.
- A building surveyor to assess airflow performance and system balance.
- A ventilation specialist to comment on building pathology.
None of these professionals are necessarily “wrong” — but each has a boundary of competence. And this is where things start to break down.
Because when everyone is slightly out of their depth, advice becomes cautious, fragmented, or inconsistent.
A simple analogy
I am not qualified to diagnose or report on structural damp issues in a building (there we go, I said it!)
Equally, a Building Surveyor is not necessarily trained to interpret:
- Communal riser-based ventilation systems.
- System balance and pressure characteristics.
- Cross-contamination pathways between dwellings.
So why do we still expect a single professional to correctly diagnose all of it in a housing complaint or disrepair scenario?
The consequence in housing
The result is predictable:
- Misdiagnosis of symptoms.
- Repeated “quick fix” interventions.
- Recurring damp and mould complaints.
- Resident dissatisfaction.
- And increasing remediation costs.
Because the root cause is often systemic, not isolated.
So what’s the solution?
This isn’t about creating more silos.
It’s about recognising where expertise overlaps — and where it doesn’t.
For me, the key shift needed is this:
Stop asking “who can fix this problem?” Start asking “what systems are involved in this problem?”
And then assemble the right mix of expertise:
- Fabric / building pathology.
- Thermal and insulation performance.
- Mechanical ventilation design and commissioning.
- Fire safety and compliance.
The bigger challenge
We also need to be honest with building owners and housing providers:
There is rarely a single contractor who properly covers all aspects of damp, ventilation, and building performance in complex housing stock.
Trying to find one often leads to oversimplified solutions.
Final thought
If we want to reduce damp and mould in housing sustainably, we need to shift from “single trade responsibility” to “system-based diagnosis with multi-disciplinary input”
Because buildings don’t fail in isolation — and neither should our approach to fixing them.
